Whilst it is important to obtain sound professional survey and legal advice before buying a property, there are various things that you can do yourself in order to help in the decision making process. The following tips and advice can be used to assist in the initial stages of your property purchase. When viewing the property take note of the surroundings and the condition of neighbouring properties. By looking and asking questions during the initial stages of your search you will be better able to establish whether the property is a serious contender for becoming your new home. Below are some basic questions for you to consider.
Externally
- Does it look well maintained?
- Are the roof coverings in good order?
- Are there any cracks to the walls?
- Are windows and doors in good order?
- Are the gardens/fences/walls well maintained?
- Are there any problem neighbours?
- Are any nearby properties subject to any building works (e.g. re-roofing, under-pinning) that may indicate problems with similar properties in the area?
- Are there any obvious sources of noise from nearby users (shops, social clubs, garages etc)?
Internally (you should look at the condition of each room)
- Ceilings: Are they cracked? Are there false ceilings that may cover defects above?
- Walls: Are there any damp patches?
- Floors: Do they seem level? Are they firm underfoot or springy?
- Joinery: Do doors open and close properly? Does the staircase feel firm and level?
You should also ask the owner some basic questions
- How long have you lived here? Why are you moving?
- Have you had any works carried out such as woodworm or damp treatment?
- Have you made any insurance claims since you’ve owned the house, such as for flood or fire damage?
- Has the property been under-pinned or had any structural repairs?
- Have you had the electrical system re-wired?
- How old is the Central Heating? Has it been regularly serviced?
- Are there any guarantees for works carried out (e.g. double glazing)?
